Subdividing former school site

Land on 112th Avenue will be 22 residential lots

Land that used to be set aside for a high school is now slated for a new subdivision, after the school board said it doesn’t have the money.

The 4.4 hectares (11 acres) is at 24152 112th Ave., in north Albion, where the district has created an area for density bonusing.

In return for building smaller lots of 371 sq. m, allowing a greater number of units, the builder will pay the district $3,100 for each of the 22 lots.

That will generate about $68,200 that will go into a fund that will be used to pay for amenities such as trails or parks.

Under the district’s pilot density bonusing program for that area, builders can increase the density of their residential projects provided they pay a fee for each lot.

It’s been four years since School District No. 42 said it no longer needed the location. Instead, the school district owns two lots at 24137-104th Ave. ,which it intends to use for a south Albion elementary school.

The school district is currently in the middle of a facility review process, which also will involve the public, and which will determine its projects over the next several years.

The property on 112th Avenue also contains a steep slope and Seigel Creek on the western edge of the property and will become a district conservation area property.

A developer’s information meeting will take place and comments from the school district also will be invited before second reading as part of the rezoning process.

The official community plan also must be amended to change land use from institutional to park use and residential.
