Maple Ridge council considers Yennadon business/condo building

Childcare and 14 condo units in new mixed-use building

Maple Ridge city council reviewed a proposed development in the Yennadon neighbourhood that will have childcare in a ground-level commercial space, and 14 units of apartments on the top two storeys.

The new three-storey building will be located at 12834-232nd Street, with Yennadon Elementary School to the north, and the Petro-Canada gas station to the south. Surrey-based Bassi Management plans to build two and three-bedroom units, with a rooftop common amenity space providing tables and a barbecue. Four of the apartments will be designated as rentals. 

The property is a vacant 0.2 hectare (half-acre) site in the Yennadon Historical Commercial Centre.

The childcare is about 3,100 square feet with an outdoor play area in the front of the building, and there will be another smaller commercial unit intended for office use.

"The family-sized units, on-site commercial group childcare, and proximity to Yennadon Elementary School and Maple Ridge Park should make these units attractive to young families looking to rent or own in the community," noted a staff report, which recommended council authorize the development.

Councillors were told all of the parking spots will have EV charging infrastructure roughed in, capable of providing level two charging.

The development received first reading in October of 2020, got third reading last month, and the matter will be back before council at their next meeting, on Jan. 14, for final approval.
