Assessment notices issued

Pitt Meadows has eight properties in 2015 valued at more than $1.5 million.

The assessed value of your house, which sets your property taxes in July, is in the mail.

If you disagree with the valuation of your Maple Ridge or Pitt Meadows home, you have only til the end of the month to challenge it.

“It is very important that property owners open the envelope from B.C. Assessment and carefully review their 2015 Assessment Notice,” Maple Ridge Mayor Nicole Read said.

If the value seems too high or too low, you can appeal the number to B.C. Assessment by Feb. 2.

Some residents, though, are probably looking a little more closely at those numbers.

Maple Ridge has at least 10 properties in 2015 valued at more than $1.5 million, while Pitt Meadows has eight.

According to B.C. Assessment, Maple Ridge’s priciest property, at 24152 – 112th Ave. is worth $5.6 million. However, that property is slated for development.

Following for second and third on the list is 13035 Alouette Rd., and 25733 – 116th Ave., both assessed at about $2 million.

Close behind, valued at $1.9 million, is a house at 26060 – 124th Ave., while a property at 20208 McIvor Ave., also valued at $1.9 million and slated for redevelopment, rings in at fifth.

The following properties make up the rest of the Top 10 properties in Maple Ridge:

• 25123 – 112th Ave. – $1.8 M (also likely for development);

• 20252 – Patterson Ave. – $1.8 M;

• 25817 Dewdney Trunk Rd. – $1.8 M:

• 21808 River Rd. – $1.8 M;

•  26417– 103rd Ave. – $1.8 M.

In Pitt Meadows, the top property is worth $5.6 M and is located at 14975 Patrick Rd.

The second-most valuable property is worth $2.4 M and is located at 19611 Richardson Rd. – with the third and fourth also on Richardson Road, No. 19894, and 19459 valued at $1.8 million each.

The top two properties in Pitt Meadows are the only two from the Maple Ridge-Pitt Meadows area to get on to B.C. Assessment’s Top 100 residential properties in the Fraser Valley.

Most of the Fraser Valley’s most expensive properties are in Langley, with the top property at 19683 0 Ave., valued at $8.7 M.

The remaining of the Top 10 properties in Pitt Meadows:

• 18740 Old Dewdney Trunk Rd. – $1.8 M;

• 19462 Fenton Rd. – $1.6 M;

• 19629 McNeil Rd. – $1.6 M;

• 19981 Richardson Rd. – $1.6 M;

• 20289 Menzies Rd. – $1.37 M;

• 20277 Mountain Place – $1.36 M.
