More new condos planned for Maple Ridge

More condos, homes and townhomes – about another 350 – could be on the market to help with housing in Maple Ridge, provided they pass council inspection.

One proposal is to build a four-storey apartment block on two lots at the corner of 203rd Street and Patterson Avenue. That’s up for first reading of a rezoning change at city council’s Tuesday workshop.

The building will have about 82 suites, ranging from bachelor suites to three bedrooms and fits with the city’s new Hammond area plan that charts out the area’s future development.

That plan calls for medium-density residential development along major corridors such as 203rd Street. If approved, the complex also will be a short walk from one of the few stops, 203rd Street, for the new B-Line bus service that’s expected to start late this year.

A staff report notes that the new building could be delayed until the Lougheed Transit Corridor Study is completed that will sketch out the future bus or rapid transit routes for the Lougheed Highway.

In the downtown area, there’s a proposal to build two six-storey buildings at 11641 – 227th St., almost across the street from Chances Maple Ridge gaming centre.

In return for being allowed higher population density on the site, the developers are proposing that three affordable rental units and 13 market rental units be included in the condo complex.

Because of the city’s new community amenity contribution, which pays for recreation facilities, the developer could contribute $474,000 in such funds, based on the $3,100 charge for each unit.

Bissky Architecture and Urban Design is the applicant for both projects.

Parking will be provided via two underground levels, while a text amendment will be needed to allow six storeys instead of four. A trail will connect the property to the public network of trails nearby.

Meanwhile, a proposal to construct new townhouses along the south side of Lougheed Highway, just west of Kanaka Way, is back at council after being deferred late last year. The revised proposal calls for building 30 townhouses instead of 32.

A staff report says that the new design has provided a driveway apron for the 18 tandem parking spaces in the complex. The revised proposal also calls for 12 side-by-side parking stalls instead of only 10.

That project is separate from the larger, 300-plus home Morningstar development underway nearby.

Another application is before council to build 86 single-family homes in the 112th Avenue and 250th Street, known as the northeast Albion area. However, staff are recommending that a land-use plan for the area first be developed.
