A new apartment complex with space for businesses will be developed at the corner of St. Anne Avenue and 223rd Street if it gets over the final hurdles at city hall.
Maple Ridge council is moving ahead with 111 apartment units, and almost 540 square meters of (6,100 square feet) of office and retail space. It will be built on four lots at 22340 and 22328 St. Anne Ave. and 11654 and 11664 223rd Street.
The original application was for 99 apartments in a five-storey building, but the revised proposal from Nasir Ghuman is for six storeys including commercial space.

A staff report said the increase in units, combined with ground-level office space “will add vibrancy to the Port Haney area and increases the number of people residing in proximity to the West Coast Express station.”
The city will receive a community amenity contribution of $3,100 per unit, for $344,000.
The site requires 152 parking spaces, and the proposal allows for just 143 in underground parking. So the developer will pay the city an additional $72,000 in lieu of nine parking space, at the rate of $8,000 per space.
City council has given the necessary bylaw amendments first and second reading, and the application will now be subject to a public hearing.
Council noted that a professional engineer must advise whether there is evidence of underground fuel storage tanks at the site. If so, an investigation will be required to ensure the ground is not contaminated.
